Not always. Many home extensions fall under Permitted Development rights, meaning you can build without a full planning application. How long does it take to get planning permission?

Planning Pros is a trading name of CAPITAL CONSERTUS GROUP LTD, a company registered in England and Wales (Company Registration No. 14934657), with its registered office at 6 Portland Business Centre, Manor House Lane, Datchet, England, SL3 9EG ("Planning Pros", "we", "our" or "us").

We are registered with the Information Commissioner's Office (ICO) as a data controller under registration reference ZC281445. You can verify our registration on the ICO register of fee payers.

We are the data controller for personal data collected through planningpros.co.uk and in the course of providing our town planning consultancy and development advice services. This policy explains what we collect, why, how long we keep it and your rights under the UK General Data Protection Regulation (UK GDPR), the Data Protection Act 2018 and the Privacy and Electronic Communications Regulations (PECR).

2. Information We Collect

Identity and contact details: name, email address, phone number and postal address when you contact us, book a consultation or instruct us.
Site and project information: property and land addresses, title or ownership details, plans, photographs, development proposals, planning history and any other information you share about your site.
Engagement and billing details: correspondence, meeting notes, quotes, invoices and payment records.
Technical data: IP address, browser and device type, pages visited and similar data collected through essential cookies and, only with your consent, analytics cookies.

We do not intentionally collect special category data. Please do not send it unless it is directly relevant to your planning case (for example, health information supporting a disability adaptation).

3. How We Use Your Information and Our Lawful Bases

Responding to enquiries and booking consultations — legitimate interests, or steps taken at your request before entering into a contract.
Providing our services (site appraisals, planning strategy, preparing and managing applications and appeals) — performance of a contract.
Invoicing, accounting and record keeping — legal obligation.
Improving our website using analytics — consent, which you can withdraw at any time.
Sending occasional updates about planning changes or our services — consent, or legitimate interests for existing clients (soft opt-in under PECR). Every message includes an unsubscribe option.
Establishing, exercising or defending legal claims — legitimate interests.

4. Planning Applications Are Public

When we submit a planning application, appeal or related document on your behalf, the Local Planning Authority or the Planning Inspectorate will usually publish it on a public register, which can include your name and the site address. We will discuss with you what information needs to be included and will redact unnecessary personal details where the authority allows it.

Local Planning Authorities, the Planning Inspectorate and statutory consultees
Professional consultants appointed for your project, such as architects, surveyors, ecologists, highways and heritage specialists, and legal advisers
Service providers who support our business, including website hosting (Vercel), consultation booking (Calendly), email and cloud storage, and accounting software
Our professional advisers, insurers and, where required by law, regulators or law enforcement

Service providers act only on our instructions and are bound by appropriate data protection terms. We never sell your personal data.

6. International Transfers

Some of our service providers, such as Vercel and Calendly, may process data outside the UK, including in the United States. Where this happens we rely on UK adequacy regulations (including the UK Extension to the EU-US Data Privacy Framework) or the UK International Data Transfer Agreement / Addendum to make sure your data is properly protected.

Enquiries that do not lead to an instruction: up to 2 years from our last contact
Client project files and correspondence: 7 years after the project ends, to meet tax, accounting and limitation-period requirements
Analytics data: no longer than 26 months
Marketing preferences: until you unsubscribe, after which we keep a suppression record
