Pre-Assessment & Due Diligence
Before the client committed to purchasing the property, Planning Pros carried out a comprehensive pre-assessment to evaluate the site's development potential and identify any constraints that could impact the proposed expansion.
During our purchasing enquiries, we identified a Tree Preservation Order (TPO) layer affecting several mature trees on the plot. This discovery was critical — without proper assessment, the client could have faced significant restrictions on their development plans or unexpected costs.
We subsequently commissioned and managed a full arboricultural survey to assess the protected trees and their root protection areas. The survey confirmed that the proposed development could proceed with appropriate design modifications, ensuring compliance with TPO regulations whilst still achieving the client's vision for the property.

A survey and architectural drawing plans were completed in accordance with the client's proposal, carefully designed around the TPO constraints identified during our assessment.
The rebuild was designed in a contemporary style, reimagining the property's period character through a modern design lens whilst respecting the mature landscape setting.
