Gravel Lane, Dover

Residential conversion and strategic planning - Redevelopment of land and conversion of existing structures within an Area of Outstanding Natural Beauty (AONB).

Gravel Lane, Dover - Land development and barn conversion

Overview

The client holds a plot of land in a rural area featuring a mobile home and a commercial workshop. Planning Pros conducted a comprehensive pre-assessment to evaluate the planning history, identify constraints, and determine the most viable options for increasing land value.

Strategic Planning Advice

Planning Pros provided strategic advice on the best route to maximize the development potential of the site. We identified the opportunity to convert the existing barn and dog kennel structures into residential use, utilizing agricultural exceptions for development within an Area of Outstanding Natural Beauty (AONB).

Risk Mitigation

By advising the correct application route, we protected the client from incorrect applications that would have triggered planning enforcement and the subsequent loss of residential status. Our strategic approach ensured the client's existing use rights were protected while unlocking further development potential.

Architectural & Consultancy Phase

In collaboration with strategic partners, an application was submitted to convert the existing barn and dog kennel into residential use. Planning Pros managed the planning consultancy and the architectural drawings required for the proposal.

The proposal involves the conversion of the existing barn and dog kennel to form one functional dwelling, sensitively repurposing both existing structures whilst respecting the AONB setting and retaining the rural character of the site.

The proposal was developed in accordance with Dover District Council Policy DM4 and Strategic Policy SP4, focusing on the sensitive re-use of permanent rural structures to maximize the land's residential potential while respecting the local character.

Key Deliverables

  • Planning Pre-Assessment: Comprehensive evaluation of planning history and site constraints.
  • Architectural Drawings: Full design package for conversion of barn and dog kennel into one functional dwelling.
  • AONB Strategy: Navigating agricultural exceptions for development within protected landscape.

Result

Planning applications have been prepared and submitted to Dover District Council, reflecting a design that sensitively converts the existing rural structures into a single functional dwelling whilst respecting the AONB designation and complying with local planning policies DM4 and SP4.

The project is positioned to significantly increase the land value through the establishment of lawful residential use, with the conversion application unlocking the site's full development potential.
