Permitted Development for Single Storey Extensions
Under Class A of the General Permitted Development Order, you may be able to build a single storey rear extension without planning permission, subject to the following limits:
Depth Limits - Rear Extensions
Detached houses: Up to 8 metres (or 4 metres without prior approval)
Semi-detached/terraced: Up to 6 metres (or 3 metres without prior approval)
Height Limits
Maximum height of 4 metres. If within 2 metres of the boundary, maximum eaves height of 3 metres.
Side Extensions
Single storey side extensions must not exceed half the width of the original house. Maximum height of 4 metres.
Larger Home Extension Scheme
The Larger Home Extension Scheme allows for larger rear extensions (up to 8m for detached, 6m for others) through a neighbour consultation process. This involves:
Prior Approval Application
You submit an application to the council who will notify adjoining neighbours.
Neighbour Consultation
Neighbours have 21 days to respond with any objections regarding the impact on their amenity.
Council Decision
The council determines whether prior approval is required based on the impact on neighbouring properties.
When Planning Permission Is Required
You will need to apply for planning permission if:
- •Your extension exceeds the permitted development limits
- •Your property is in a Conservation Area, AONB, or National Park
- •Your property is a Listed Building
- •Permitted development rights have been removed by a planning condition
- •You live in a flat or maisonette
